The Design Phase
The design process transforms the owner’s program into a comprehensive design and related documents, enabling stakeholders and participants to carry out their roles, responsibilities, and tasks associated with the project. Throughout the design phase, the design team collaborates with other stakeholders and participants to:

Review the owner’s program and relevant information gathered during the project’s conception phase.

Research the applicable regulations and requirements set by the authorities having jurisdiction.

Propose solutions that meet the owner’s program and comply with the requirements of the authorities.

Create various forms of graphic documentation, such as renderings, drawings, walk-through or fly-through animations, building information models (BIM), and scale models, to effectively communicate the design that best meets the requirements and enhances stakeholder and participant understanding of the design intent.

Identify and gather necessary product information.

Integrate project systems and assemblies into the design.

Develop written documents that detail the technical aspects of the design, including preliminary project descriptions, design narratives, and outline specifications.

Estimate the construction cost of the project.

Secure the owner’s approval at each stage of the design process.
