PRE-DESIGN

Before the creative design process can commence, we collect all the data necessary to insure the feasibility of your project. This includes building and zoning codes, environment, history, demography, topography, soil etc..

DESIGN

Your vision takes shape, evolving step by step into a fully developed space - ready for permit approval and construction.

Schematic Design (SD)

This phase marks the first step in translating ideas into physical form. We develop conceptual sketches and basic plans that outline spatial relationships, massing, and design intent. Key deliverables include:

Rough floor plans, site plans, and elevations.
Preliminary cost estimates.
Client feedback and revisions before moving forward.

Design Development (DD)

Refines the project with more detailed drawings and specifications. We collaborate with consultants to address structural, mechanical, electrical, and plumbing systems.

Construction Documents (CD)

At this stage, we produce a detailed and technical set of drawings and specifications required for permitting, bidding, and construction.

CONSTRUCTION
ADMINISTRATION

After design, we may submit the construction documents to the city, assist in selecting a contractor, and visit the construction site to oversee the Work.

We may play a key role by ensuring your design is being executed to code, and as planned in the construction documents. Construction administration may include:

Site visits to oversee construction progress.
Reviewing shop drawings and contractor submittals.
Addressing design modifications and construction issues.
Conducting final inspections to confirm compliance with the design.
